Application Guidelines & FAQs

IT IS THE POLICY OF BCC CORPORATION NOT TO DISCRIMINATE AGAINST ANY PERSON BECAUSE OF RACE, COLOR, RELIGION, SEX, HANDICAP, AND FAMILY STATUS, OR NATIONAL ORIGIN IN THE RENTAL OF HOUSING. It is also the policy of BCC Corporation to allow any resident, at the expense of the resident, to reasonably modify the existing premises occupied, or to be occupied, by a person with disabilities.

We are now accepting applications for the 2024-2025 lease year.


1. Each proposed occupant (18 years and older) needs to fill out an application

  • All pages must be returned or application will be considered Incomplete
  • Applicant must provide a valid driver’s license or other legal form of Identification
  • If an applicant requires a co-signer/guarantor – the Guarantor and Co-Signer pages of the application must be filled out and signed by your co-signer/guarantor.

2. Bring all completed forms to the office -incomplete applications will not be accepted

  • Applicants receiving government rent subsidy, may provide alternative evidence of ability to pay (see application)

3. Wait for approval -The process usually takes 2-5 business days

  • If you are approved, we will call the contact person for the apartment and inform them that they have 48 hours to bring in the designated holding deposit

4. Bring in the holding deposit within 48 hours

  • Please Note: Payments must be submitted in the form of one check, money order or the resident portal.
  • The other half of the security deposit and the first month’s rent will be due upon move-in
  • All payments should be made payable to: Houston Mimosa Lane

  • Ferrini Village strives to be a quiet and peaceful community – please be aware we impose fines on those who violate our strict noise policies

Is rental history required?

Yes, at least 6 months of rental history is required.
*Dorm experience is acceptable

How may I submit my application?

Complete applications (including all fees) may be delivered to the Leasing Office located at 1262 Murray Avenue SLO, CA 93405 – please refer to the application for all qualification requirements.

What is your pet policy?

Pets are allowed with the written approval of the Property Manager and an additional deposit and pet rent.

What about parking?

Residents may purchase an uncovered space for $300 or a covered space for $400. Due to the limited amount of parking spaces available, strict parking enforcement is in place from September to June and is available on a first come, first serve basis.
Please note: Visiting guests and residents who have not been assigned a space, must park off of the premises.

With multi-occupancy, which is the responsible tenant?

We rent by the apartment, not by the bed – all tenants are EQUALLY responsible for the ENTIRE apartment.

What utilities are included?

Resident pays own electricity, gas, internet and cable TV.
